Statistical data from the field of construction are the basis for analysing the situation and taking measures in the field of residential construction, planning the production of building materials and ready-made components and other industrial products for fitting buildings and dwellings, as well as for making decisions on the development of construction entrepreneurship and various housing-related services. Data on the construction of dwellings are also the basis for analysing the situation on the market in the Republic of Croatia and estimating its size.
The gross volume index of construction works in 2023, as compared to the base year 2021, increased by 9.4%. Compared to 2022, most indicators related to issued building permits increased in 2023, which was mostly corresponding to the planned value of construction works, which increased by 22.3%.
The number of building permits issued for buildings and other civil engineering works has been continuously increasing in the observed five-year period, and in 2023, as compared to 2019, their number increased by 16.4%.
Compared to the base year 2021, the average price index of new dwellings sold per 1 m2 increased by 23.4% in 2023. It is important to mention that dwellings sold according to POS were also included in the calculation. The price of 1 m2 of a dwelling sold includes costs of building sites, construction costs and other costs such as fees on acquiring building permits, building design and drafting, land surveying activities, supervision of construction, different taxes, insurance costs, interests on loans, VAT, expenses and profit of the business entity which ordered the construction for further sale on the market.
In 2023, there were 16 552 new dwellings completed, which was 4.3% more than in 2022, and their average useful floor area was 90,5 m2.
In the average price structure per 1 m2 of new dwellings sold in 2023, construction costs and the constructor's profit margins were most prominent, with a share of 60.2%. Dwellings sold according to POS were excluded from the calculation.
